Older homes and a historic district downtown
McKinney is much older than its neighbors to the west. The streets around the historic downtown square hold Victorian and early twentieth-century houses, and many of those roofs sit on board decking rather than plywood, sometimes with more than one layer of old shingles underneath.
Homes inside the city’s historic district also go through the Historic Preservation Office for exterior changes, and a change in roofing material or appearance may need review before work starts. Replacing a roof there takes a little more planning than it does in a subdivision.
Same Standard Everywhere
Every roof in Collin County sits under the same spring hail.
Stonebridge Ranch and the 1990s neighborhoods
West McKinney grew in the 1990s and 2000s, and neighborhoods like Stonebridge Ranch, Eldorado and Tucker Hill are full of homes now on their second or third roof. Many have been through several claims, and some carry two layers of shingles from a past overlay that has to come off.
These neighborhoods also have active HOAs with their own approved shingle lists, so the roof material is chosen with those in mind.
What changes when the decking is boards
Pre-war houses around Chestnut Square and the downtown blocks were sheathed with plank boards laid with gaps between them. Modern shingle manufacturers expect a solid deck, so a replacement on one of these homes usually means laying new plywood over the old planks or replacing them outright before any underlayment goes down.
Older framing is also less forgiving of weight. Heavy materials that suit a new build may not suit a century-old rafter system, and a lightweight shingle or metal roof is often the better fit there. Chimneys on these houses tend to be original brick with old counterflashing, which is where most of their leaks begin.
Craig Ranch and the newer east side
Craig Ranch and the newer developments toward the east are closer to what Frisco and Prosper look like: homes built in the last fifteen years with builder-grade roofs coming up on replacement, usually after a hail claim.

Roofing contractor in McKinney, answered
Do I need approval to replace a roof in McKinney’s historic district?
Exterior changes in the historic district generally go through the City of McKinney’s Historic Preservation Office. Check with the city before choosing materials.
What if my McKinney home has two layers of shingles?
Both layers should come off in a replacement so the decking can be checked. The extra layer adds labor and disposal cost and is often a supplement item on an insurance claim.
