Repair
What the work involves.
A roof leak rarely starts where it shows up. Water comes in at a gap in the flashing or a cracked pipe boot, runs along the decking or down a rafter, and drips onto the ceiling several feet away. That is why guessing from inside the house wastes money, and why a proper repair starts on the roof, tracing the path back to the entry point.
The common causes in North Texas are consistent. Pipe boots are rubber, and after eight to ten summers of heat they crack around the pipe. Step flashing along a wall or chimney gets pulled loose when the house moves or when a previous roofer caulked it instead of setting it properly. Wind lifts the tabs on older shingles and breaks the seal strip, so the next storm takes them off. Hail bruises the mat and knocks granules loose, and the shingle starts to fail from there.

The Difference
What to know before you decide.
Most of those are straightforward repairs. A new pipe boot, a few replaced shingles matched as closely as the current product allows, resealed or replaced flashing, or a short section of new underlayment where water has already reached the deck. Where the decking under a leak has gone soft, that section is cut out and replaced so the repair has something solid to hold.
A repair is the right call when the rest of the roof has life left in it. It is the wrong call when the roof is near the end of its service life and the repair is one of several you are going to need. We will tell you which situation you are in.
Shingle matching deserves a word. Manufacturers change colors and product lines, and a ten-year-old roof has faded, so new shingles on an old roof will rarely be a perfect match. On a back slope that is usually fine. On the front of the house it can matter to you or to your HOA, and it is one reason a storm-damaged roof sometimes ends up as a replacement through insurance.
Small repairs in North Texas commonly run a few hundred dollars, and larger ones involving decking or long runs of flashing can reach the low thousands. If the damage came from a storm, a repair can also be part of an insurance claim. After the inspection you get a written price before any work is done.

Repair, answered.
My ceiling has a water stain. Where is the leak?
Usually uphill of the stain, sometimes by several feet. Water runs along the decking and framing before it drips. The leak is found from the roof side, at the flashing, boots and shingles above that part of the ceiling.
Is a roof repair covered by insurance?
When hail or wind caused it, often yes. Wear, age and failed sealant are generally not covered. We will tell you what caused the damage after the inspection.
Can you match my existing shingles?
We match as closely as current products allow. Older roofs fade and product lines change, so an exact match is not always possible. We will show you the closest option before the repair.
When is a repair a waste of money?
When the roof is near the end of its life and the leak is one symptom of wear across the whole surface. In that case we will say so and price both options.
What does a roof repair cost?
Small repairs commonly run a few hundred dollars. Repairs involving decking or long flashing runs cost more. You get a written price after the free inspection.
